Property always fully let for over 30 years/ Tenant changes without vacancy periods/ Focus on ESG certification
Düren, 20.11.2024. Jagdfeld Real Estate has now achieved one of its biggest letting successes in recent years: The Düren-based asset manager has let over 26,000 m² of office space to the city of Bonn. The long-term contract has a volume in the high double-digit million range.
“We are delighted to be able to provide the city of Bonn with the alternative premises it needs in the long term, where staff will have their own canteen and where the city council can also meet,” explains Benedikt Jagdfeld, head of asset manager Jagdfeld Real Estate, which manages the building on behalf of an institutional investor.
From July 2025, the city will initially rent more than 21,000 m² and in May 2027 more than 26,000 m² on four floors in the office complex located at Oberkasseler Straße 2-4 in Bonn-Ramersdorf – including 310 underground parking spaces and 86 outdoor parking spaces. Around 1,100 of the 1,500 city employees housed in the Stadthaus will work there. The two large meeting rooms are well suited for meetings of the council and its committees due to their size and accessibility.
The move is expected to take place in mid-2026, once the building has been upgraded to meet the city’s needs. With the Ramersdorf stop opposite, the new location is also very well connected to the bus and rail network.
Property has always been 100% let
Asset manager “Jagdfeld Real Estate” has achieved something that is very rare: “The property has always been 100% let, will manage without a single vacancy even during the transition phase and does not require any investment by the owners. This is an outstanding result, especially for our investors,” says Benedikt Jagdfeld happily. The entrepreneur also explains: “We have a clear ESG strategy for all our buildings, which we want to transform into a green building in accordance with ESG criteria (Environmental, Social and Corporate Governance). In doing so, we are not only following legal requirements, but also our own drive. Because we want to work on making the world a little bit better than we found it,” says Jagdfeld, announcing that he also intends to transform this property into a green building.
“Jagdfeld Real Estate” designed, planned and built the property for a group of investors and has managed it since its construction in 1992. The initial occupier was the management and technology consultancy Detecon, most recently Deutsche Telekom AG.
