The ADLON was conceived in your company. Can you promise every investor such a trophy property?
Benedikt Jagdfeld: The ADLON is exceptional in every respect, you can’t copy that. But of course every investor benefits from our know-how and experience, which we have acquired over more than 20 years in this field. Especially as we can also map the entire value chain here – from the initial idea to the opening and beyond. Knowing all the processes and being able to control them in-house is an invaluable advantage.
Is Jagdfeld Real Estate also the right partner for hotel chains?
Benedikt Jagdfeld: Of course, we have developed hotels for well-known international players such as Kempinski, Accor, Steigenberger, Marriott, Melia and NH on more than one occasion. Professional expectations on all sides are important, because top-class hotel real estate requires a great deal of expertise and experience. Only then, however, can it develop into a great asset that not only generates good returns but is also fun. A well-made hotel can impress with more than just bare figures.
Is your focus on the development of 5-star-plus hotels?
Benedikt Jagdfeld: No. Although we are primarily associated with luxury hotels, we have also successfully realized city hotels in rather unknown medium-sized towns. Here, too, we first look closely at what the customer wants. This is about recognizing needs. A hostel can be more profitable than a 5-star hotel. For us, how a hotel should be run is first and foremost a matter for our clients.
Of course, we are always on hand to provide advice and attach great importance to approaching a property as partners. Even if you are new to this asset class, you have come to the right place.
Are hotel investments currently worthwhile at all?
Benedikt Jagdfeld: Sure. But don’t pin me down to one location. I can only seriously answer this question with a location and number of stars if I know the individual specifications. What we tackle should always have a solid foundation. In principle, however, location favors stars.
